We're here to help!

Despite what some people say, buying or selling a home is not the largest, scariest decision you'll ever make. Even though it is a major decision, you will want professional help.

First, take stock of your situation. There two types of things that directly affect how long your house stays on the market and how much prospective buyers are willing to pay for it: those you can't control (or at least can't control without considerable expense), and those you can.

Things you can't control are:

• Location
• Size / Layout
• Style
• Current market conditions
• Area comparables

Things you can control are:

• Representation
• Price
• Cosmetics
• Staging
• Landscaping/ Curb appeal

You need to think of your home, or better yet, your house as a marketable commodity. Property. Real estate. Your goal is to get others to see it as their potential home, not yours. If you do not consciously make this decision, you can inadvertently create a situation where it takes longer to sell your property.

Every seller wants their house to sell fast and bring top dollar. Does that sound good to you? Well, it's not luck that makes that happen. It's careful planning and knowing how to professionally spruce up your house that will send home buyers scurrying for their checkbooks. Here is how to prep a house and turn it into an irresistible and marketable home.

The first step in getting your house ready to sell is to "de-personalize" it, or stated another way, turn off your emotions.

Turn off your emotions

Disassociate Yourself With Your house. Say to yourself, "This is not my home; it is a house -- a product to be sold much like a car I need to sell. Make the mental decision to "let go" of your emotions and focus on the fact that soon this house will no longer be yours. Picture yourself handing over the keys and envelopes containing appliance warranties to the new owners! Say goodbye to every room. Don't look backwards -- look toward the future.

Check Curb Appeal

If a buyer drives by or won't get out of their agent's car because they do not like the exterior of your home, you'll never get them inside.
• Keep the sidewalks cleared.
• Mow the lawn.
• Paint faded window trim.
• Plant yellow flowers or group flower pots together. Yellow evokes a buying emotion. Marigolds are inexpensive.
• Trim your bushes.
• Make sure visitors can clearly read your house number.
